Below is some quick advice for leaks.


I offer an emergency out of hours plumbing service. As an emergency plumber in Tunbridge Wells, I understand that time is of the essence and have therefore put together some information to try and offer some plumbing advice useful for an emergency situation.

I offer this advice time and time again prior to visits to help minimise the damage in a plumbing emergency. 

I will always attend as soon as possible and give as much help as I can before arriving.

With years of experience dealing with emergency leaks, finding the source is usually fairly easy; however, for more complex jobs a keyhole camera or thermal imaging can be used.

Mains off

  • Mains water stopcock (see photo to the right) turn clockwise to isolate the water supply.
  • This is usually downstairs near an outside wall of the property or under the kitchen sink.
  • Turn on other taps (run sink or bath) to reduce pressure and drain system, even if you can’t find the main stopcock as this can reduce the flow from the leak.

A Leak on the Heating 

  • If you have a modern pressurised heating system (i.e you have to manually top it up) then you don't need to turn off the water, it will eventually slow down. Contain as best you can.
  • If you have an older style header tank then the water to the tank needs shutting off (follow water off above). Alternatively, tie up ball cock in the loft.
  • Turn off heating fused spur often by the boiler, programmer or in the airing cupboard. Alternatively, turn off the heating and hot water at the programmer. 
  • If feeling competent, then drain via a drain cock (see photo to the right) found low down the system, often under a radiator.

Loft Tank

  • A Gravity system will still have a volume of water stored in the loft.
  • If the leak is connected to this then turning the mains off will not stop it immediately.
  • Gate valves with a red handle are usually found in an airing cupboard or pipes coming out of a loft tank. Turn this clockwise to shut it off.
